GAF Home Additions & ADU: The Fort Lauderdale Owner’s Guide

GAF roofing materials integrated into home additions and ADUs in Fort Lauderdale typically run $45,000-$130,000 for the full addition, with GAF shingle systems, underlayment, and ventilation components priced and installed as part of the written scope. We stock GAF Timberline HDZ, ArmorShield II, and Cobra ventilation parts for same-day repair or replacement when a section fails. Most Fort Lauderdale owners discover the problem during our initial photo documentation: lifted shingles along the addition tie-in, granule loss accelerated by salt air, or Cobra ridge vent collapse where the original installer skipped the end plugs.

Which GAF Models This Applies To

The GAF products we see on Fort Lauderdale additions and ADUs fall into three series, each with distinct part compatibility. Timberline HDZ uses LayerLock technology and requires matching HDZ starter strips and ridge caps; the nailing zone is wider than pre-2018 Timberline lines, so mixing generations creates a wind-uplift risk in our 110-mph code zones. Timberline AS II (ArmorShield II) is the impact-rated line common in Victoria Park and Coral Ridge, where insurers demand Class 4; its modified asphalt layer demands GAF’s own Cobra SnowCountry Ridge Vent or equivalent net-free-area match, not generic substitutes. Royal Sovereign, the three-tab still found on older garage conversions in Poinsettia Heights, uses a narrower 5-inch exposure and cannot accept HDZ accessories.

Identify your series from the shingle label, usually visible in the attic on the wrapper remnant or from ground-level bundle printing. The part number format is GAF-XXXX-T; the trailing letter denotes region, and Florida-specified “T” stock includes higher-tack sealant for humid conditions. We source OEM GAF through our distributor in Davie; aftermarket equivalents exist for underlayment and drip edge, but we spec GAF Deck-Armor or FeltBuster for the tie-in warranty to remain valid. Rowan Construction Group Fort Lauderdale is an independent service provider, not affiliated with GAF.

Signs Your GAF Home Addition or ADU Roof Is Failing

Signs Your GAF Home Addition or ADU Roof Is Failing
  • Granule accumulation in gutters or downspout elbows. GAF shingles shed granules normally for the first year, but heavy accumulation after year three means the asphalt core is oxidizing faster than expected. In Fort Lauderdale, salt spray from easterlies accelerates this; we see it first on north-facing slopes where moisture lingers.
  • Lifted or creased shingles along the addition tie-in. The transition between existing roof and new structure is a thermal movement joint. If the GAF starter strip was face-nailed or the ice-and-water shield lapped wrong, wind gets purchase and folds the tab. This is not cosmetic; it’s a water entry path that shows up first in the attic photo record.
  • Sagging or detached ridge vent on the ADU roofline. Cobra ridge vents rely on end plugs and external baffles to maintain net free area. Squirrels in Rio Vista and Galt Mile love the foam plugs; without them, driven rain enters the vent channel and stains the ADU ceiling below.
  • Flashing separation at wall-to-roof intersections. GAF’s WeatherWatch or StormGuard membrane should extend 18 inches up the wall; we find 6-inch laps in competitor work, especially on second-story additions where ladder access was tight. The gap opens slowly, then all at once in a summer storm.
  • Interior humidity spikes or mold on ADU ceiling panels. Inadequate GAF Cobra intake ventilation, often because soffit vents were painted over or insulation baffles were omitted, traps attic air. The shingle deck hits 140°F in July, cooking the adhesive and voiding the warranty by year seven.

Replacement Cost & What’s Included

For a GAF roof section on a Fort Lauderdale home addition or ADU, partial replacement runs $4,500-$12,000 depending on square footage, pitch, and whether the tie-in requires structural reframing. Full addition roofing with GAF Timberline HDZ, complete underlayment, and Cobra ventilation falls within the $45,000-$130,000 total addition range, with the roof portion typically 18-25% of that.

Component Price Range (Fort Lauderdale)
GAF shingle replacement, partial (200-400 sq ft) $4,500-$8,500
GAF shingle replacement, full addition roof (600-1,200 sq ft) $8,000-$20,000
Cobra ridge vent repair/replacement (linear ft) $18-$32
WeatherWatch/StormGuard membrane (per sq) $85-$140
Flashing detail, wall-to-roof (per occurrence) $350-$750

What drives the range: pitch above 6/12 adds labor; second-story work requires scaffolding; and if the original addition was built without permit, we pull it now and bring the tie-in to current Miami-Dade/Broward wind code. Under Clause 1 of the Haven Standard, the written price includes all of this before work starts. No change proceeds without a signed change order. The 365-Day Done Right Promise covers installation; GAF’s system warranty, registered by us, covers material defect.

What you can safely check: from the ground, binoculars will confirm lifted tabs or missing ridge vent plugs. In the attic, look for daylight at the ridge or water stains on the addition ceiling. Document with photos; our free second opinion includes reviewing your images line by line against what we’d scope.

Where DIY goes wrong: GAF shingles in Fort Lauderdale’s heat require a release tape break and precise nail placement in the LayerLock zone; high nails, face nails, or overdriven fasteners void the warranty and fail in the first named storm. Ridge vent replacement involves working at height on a slope, and the Cobra system’s nail flange spacing is unforgiving. We don’t recommend owner replacement on any pitched surface above single-story. Call (754) 254-7676; we’ll scope it, price it in writing, and schedule when you’re ready.
