IKO Home Additions & ADU: The Fort Lauderdale Owner’s Guide

IKO-compatible roofing components for home additions and ADUs in Fort Lauderdale typically run $45,000-$130,000 installed for the full addition structure, with IKO shingle roof sections priced at $8,000-$20,000 when replaced separately. We stock IKO Cambridge, Dynasty, and Nordic series shingles plus matching ridge caps, starter strips, and underlayment on our Fort Lauderdale trucks. Most IKO roof section replacements on additions or ADUs are completed in 1-3 days once materials are confirmed.

Homeowners usually discover the problem after a heavy Fort Lauderdale rain: water staining where the original roof meets the new addition, or IKO shingles lifting at the valley because the starter course was mismatched during the original build. The tropical sun here degrades asphalt faster than northern climates, so a 12-year-old IKO roof in Victoria Park can look worse than an 18-year-old roof in a cooler zone.

Which IKO Models This Applies To

IKO’s residential lines fall into three tiers, and each interfaces differently with addition framing. The Cambridge line (laminated architectural, 32.8″ × 13.7″) is the most common match for Fort Lauderdale additions built 2010-2020. The Dynasty series (42″ × 14″, heavyweight with ArmourZone reinforcement) is specified on newer ADUs where wind rating matters, particularly east of Federal Highway in the 33301 and 33304 zip codes. The Nordic line (premium laminated, 41.5″ × 13.75″) shows up on higher-end Victoria Park and Coral Ridge additions where the owner wanted color variation.

To identify your shingle, check the adhesive strip on the back of a lifted tab: Cambridge prints the line name in 3/8″ type; Dynasty and Nordic use a coded date-and-plant stamp. The critical compatibility issue is ridge cap matching. IKO’s Hip & Ridge 12 caps are line-specific in texture depth; a Cambridge cap on a Dynasty field looks wrong and vents differently. We carry all three ridge profiles and the matching StormShield synthetic underlayment, which is required under IKO’s Iron Clad warranty when the original felt was upgraded.

Signs Your IKO Home Additions & ADU Is Failing

Signs Your IKO Home Additions & ADU Is Failing
  • Granule loss exposing the fiberglass mat. IKO’s asphalt saturates heavily at the factory, but Fort Lauderdale’s UV index averages 6.7 annually. Once granules shed, the mat cracks within 18-24 months. We see this first on south-facing addition slopes where the original roof overhang was cut back for headroom.
  • Lifted tabs at the addition-to-house valley. Thermal expansion cycles separate the sealant strip. The valley is already the hardest area to flash correctly; a lifted tab there channels water directly into the wall cavity.
  • Curling at the rake edge on the ADU. IKO shingles need a 6″ starter strip minimum. On tight Fort Lauderdale lots, crews sometimes cheat to 4″ to save material. The exposed edge curls in 3-5 years, not the 15-20 the shingle is rated for.
  • Interior staining at the addition ceiling corners. This usually traces to the step flashing where the addition roof meets the existing wall. IKO’s recommended 4″ × 4″ woven valley detail is often skipped in favor of a cheaper closed cut, which fails faster in wind-driven rain.
  • Sagging between trusses on the ADU roof. The OSB deck was likely 7/16″ on 24″ centers, adequate for static load but not for the weight of a second layer. IKO allows one overlay, but in Fort Lauderdale’s humidity the trapped moisture accelerates deck rot. We open it and check.

Replacement Cost & What’s Included

Component Price Range (Fort Lauderdale)
IKO shingle roof section, addition (tear-off, 15-25 sq) $8,000-$20,000
Full home addition (framing, MEP, IKO roof, finishes) $45,000-$130,000
ADU construction (standalone, including IKO roof system) $90,000-$220,000
Garage conversion to ADU (with IKO roof tie-in) $30,000-$80,000

The spread on addition work comes down to three things: whether we’re tying into an existing IKO roof or starting fresh, whether the Fort Lauderdale permit requires impact-rated fasteners (some coastal zones do), and how much of the deck needs replacement. We specify the exact IKO line, the underlayment grade, and the fastener pattern in writing before work starts. Under Clause 1 of the Haven Standard, that written price is fixed; no change order, no extra charge. Our 365-Day Done Right Promise covers the workmanship, and IKO’s limited warranty runs 15-50 years depending on line.

There’s a safe middle ground. A homeowner can check the attic for daylight through the IKO shingle layer, photograph lifted tabs for our review, and confirm the square footage from permit drawings. What you should not do: walk a 6:12 or steeper addition roof without proper tie-off, attempt to remove and replace IKO shingles in summer heat when the sealant is gummy and the deck is 140°F, or mix ridge vent brands with IKO’s specific airflow requirements.

The real risk is the warranty. IKO’s Iron Clad and Limited warranties both require installation per their published specs, documented with photos and fastener counts. Most DIY jobs we inspect are missing one or both. If the addition is your primary concern for resale or insurance, the documentation matters as much as the shingles. Call (754) 254-7676 and we’ll scope it, photograph it, and put the price in writing.
