Ameristar Home Additions & ADU: The Fort Lauderdale Owner’s Guide

We install Ameristar-compatible components for home additions and ADU projects in Fort Lauderdale, with typical installed pricing for addition work running $45,000-$130,000 and ADU construction at $90,000-$220,000 depending on foundation type, utility tie-ins, and Broward County permitting requirements. Every quote is written and signed before work starts, with material brands listed by name and no bundled charges. In our experience, most Fort Lauderdale owners first notice trouble when an addition’s climate envelope fails to keep up with summer humidity loads, or when an ADU’s subpanel and HVAC rough-in reveal compatibility gaps with the main structure that weren’t caught in planning.

Which Ameristar Models This Applies To

Ameristar’s residential construction systems span several product generations, and matching the right component matters more than many owners expect. The current Ameristar lineup includes the Classic Series (entry-level framing and insulation packages), the Pro Series (upgraded structural connectors and moisture barriers), and the Select Series (pre-engineered wall panels with integrated mechanical chases). The label you’re looking for is a white adhesive tag, usually found on the king stud of a pre-framed panel or on the electrical rough-in box in ADU builds from 2018 forward. The model prefix tells the story: “AMC-” for Classic, “AMP-” for Pro, “AMS-” for Select.

We also see a fair amount of Ameristar-branded material in Fort Lauderdale from the 2015-2019 “Builder Solutions” program, which used Pro Series specs but with region-specific hurricane tie-down hardware that differs from standard Pro connectors. If your addition was built during that window, the hold-down bolts and strap patterns won’t match current Pro Series catalogs. We stock both patterns. For OEM versus aftermarket, Ameristar’s own connectors and flashing run about 15% above compatible Simpson Strong-Tie or MiTek equivalents that meet the same Miami-Dade wind-load ratings. We specify which we’re quoting, and why, in every written estimate.

Signs Your Ameristar Home Additions & ADU Is Failing

Signs Your Ameristar Home Additions & ADU Is Failing
  • Wall panel seams opening at corners or window headers. This usually traces to Ameristar’s foam-core panel adhesive breaking down under Fort Lauderdale’s UV-plus-humidity cycle. The panel skin separates from the OSB substrate, and the structural connection weakens even if the wall looks straight.
  • HVAC short-cycling in an ADU while the main house runs normally. Ameristar’s smaller ADU packages sometimes ship with manual J calculations based on inland climates. The unit hits setpoint too fast, doesn’t dehumidify, and the compressor wears prematurely. We’ve replaced three in Victoria Park alone where the original spec ignored latent load.
  • Water staining at the addition-to-existing roof intersection. Ameristar’s step flashing detail works when installed with a minimum 6-inch overlap, but Fort Lauderdale’s driving rain and the occasional tropical storm test that margin. The failure point is almost always the third course up from the valley, where debris collects and backs water under the flange.
  • Subpanel breakers tripping under moderate load. Early Ameristar ADU electrical packages spec’d 60-amp feeder panels for 400-square-foot units, which doesn’t leave headroom for tankless water heaters or mini-split heat pumps that owners add later. The wire gauge is correct for the original spec but undersized for actual use.
  • Squeaking or visible deflection in pre-fab floor cassettes. Ameristar’s cassette system uses I-joist chords with OSB webs. In Fort Lauderdale’s crawl spaces and slab-on-grade applications where moisture wicks, the web adhesive softens and the chord-to-web bond slips. The floor feels bouncy before it looks wrong.

Replacement Cost & What’s Included

Scope Typical Range in Fort Lauderdale What Drives the Number
Ameristar-compatible wall panel replacement (partial) $8,500-$18,000 Panel count, crane access, matching exterior finish
ADU subpanel and feeder upgrade $4,200-$9,500 Trench distance to main, conduit vs. direct burial, permit type
HVAC resize with manual J recalculation $6,000-$14,000 Equipment tonnage, duct modification, dehumidifier add-on
Roof intersection rebuild with proper flashing $5,500-$12,000 Sheathing extent, shingle match, fascia condition
Floor cassette reinforcement or replacement $7,000-$16,000 Span length, finish floor protection, access

These are installed prices with parts, labor, and permit fees included. We don’t split out “materials” and “labor” into mystery categories. The written quote lists each line item with the brand and spec, the quantity, and the price. Under Clause 1 of the Haven Standard, that number is fixed unless you sign a change order. We’ve finished 4,000-plus projects within a few percent of the original written price, and that discipline starts with not hiding anything in bundled charges.

Our 365-Day Done Right Promise covers the workmanship on every Ameristar-compatible repair or replacement. If the panel seam opens again, the breaker trips on the same circuit, or the flashing leaks in the same spot, we make it right. The terms are printed, not asterisked.

There’s a short list of checks an owner can safely make. Confirm the Ameristar model prefix from the label. Photograph any staining, gaps, or deflection for reference. Check the subpanel amp rating against the load you’re actually running. Beyond that, the work gets hazardous or code-complex fast.

Wall panel replacement involves temporary structural support, which in Fort Lauderdale means engineered bracing rated for wind loads during the open-wall period. Electrical feeder work requires a Broward County permit and inspection, and the utility coordination for a live service disconnect isn’t owner-operable. Roof intersection work at the pitch you’re dealing with is height-plus-pitch hazard, and the step flashing detail has to pass inspection for water intrusion resistance. We don’t recommend any of these as weekend projects.
