  • Utility connections misaligned after set. Water, sewer, or electrical rough-ins don’t meet existing house stubs. This usually means the foundation prep didn’t account for Boxabl’s tolerances - the module ships with fixed stub locations, and if your slab or pier heights are off by even an inch, nothing meets.
  • Module settling or tilting post-installation. You notice doors binding or floor slopes toward one corner. In Fort Lauderdale’s sandy loam over coral rock, inadequate pier depth or missing geotextile separation lets the module shift during our wet season - June through October rainfall saturates the upper soil layer.

Where DIY goes wrong fast: foundation work on a 12,000-pound module requires calibrated lifting equipment and engineered pier placement - the wind uplift straps alone are rated for 4,800 pounds tension, and if they’re not anchored to refusal depth in coral rock, the module fails inspection or worse.
