We brought in a structural engineer, pulled the permit through Broward County, and installed a flush-mounted LVL beam with concealed columns. The quote included the beam spec, the KraftMaid line-item with hardware grade, and the Cambria slab count. Under Clause 1 of the Haven Standard, that number didn’t change. The crew left a photo record of the beam pocket, the permit card, and the final electrical inspection. The result: a single 18-foot sightline from range to Florida room, which is what the customer actually wanted.
Bathroom Remodel: Water-Damaged Subfloor to Curbless Walk-In in Fort Lauderdale
This Fort Lauderdale bathroom in the Poinsettia Heights area had a fiberglass tub-shower unit with a failed weep screed and subfloor that tested above 19% moisture content with a pin meter. We stripped to joists, sistered the compromised 2x10s, and installed a proper mortar bed with bonded waterproof membrane. The curbless design required lowering the structural slab, which we scoped in the original quote with a contingency range for slab thickness. The signed change order for the additional grinding was presented before the blade touched concrete. The customer received photos of the exposed joists, the moisture readings, the membrane flood test, and the final grout cure. Toto Aquia wall-hung toilet, Kohler Purist fixtures. No surprises, which is the point of the system.
Roof Replacement: Three-Layer Tear-Off to GAF Timberline HDZ in Fort Lauderdale
A Fort Lauderdale home near the Middle River had been re-roofed twice without stripping, leaving 1,200 pounds per square of dead load on 1950s rafters spaced 24 inches on center. We found three layers plus original wood shake, which meant the quote had to include full tear-off, deck inspection, and potential sistering. The deck was 1×6 skip sheathing with 3/8-inch plywood overlay, both compromised. We replaced with 7/16-inch OSB, installed GAF FeltBuster synthetic underlayment, and ran Timberline HDZ with StainGuard Plus. The photo record shows every deck section replaced, every nail pattern, and the chimney flashing sequence. Home Addition: Garage Conversion to Legal ADU in Fort Lauderdale
Fort Lauderdale’s ADU ordinance allows detached dwelling units on single-family lots over 6,000 square feet, which this Victoria Park property met. The existing garage had a 4-inch slab with no vapor barrier, CMU walls with no insulation, and a 30-amp subpanel that wouldn’t pass for a dwelling unit. We quoted the full scope: slab assessment, framed walls with proper insulation and moisture barrier, 200-amp service with separate meter, mini-split rough-in, and kitchen/bath rough plumbing. The permit took six weeks through the city, which we told the customer upfront. The signed change order covered the slab replacement when we found no vapor barrier and evidence of termite shelter tubes. The customer has the photo record of every phase, the signed inspection cards, and the certificate of occupancy. This is what legal ADU work looks like in Fort Lauderdale. Anything less is a liability.
Driveway & Pavers: Cracked Concrete to Belgard Catalina in Fort Lauderdale
This Fort Lauderdale driveway in the Sunrise Key area had settled toward the garage because the original pour had no subgrade compaction and a pitch that collected water against the foundation. We removed the concrete, found saturated sandy soil with no geotextile separation, and quoted the correction: 8 inches of #57 stone on compacted subgrade, geotextile fabric, Belgard Catalina pavers on 1-inch bedding sand with proper edge restraint. The channel drain at the garage was added via signed change order when we exposed the foundation waterproofing and found it compromised. The photo record shows the excavation depth, the laser-graded base, the compaction test, and the final paver pattern. The customer knows the pitch number because it’s in the scope. That’s Clause 1.
Windows & Doors: Single-Glazed Aluminum to Impact-Rated Vinyl in Fort Lauderdale
A Fort Lauderdale home in Imperial Point still had its original single-glazed aluminum windows, which meant no impact resistance, no low-E coating, and frames that leaked through corroded weep holes every summer storm. The quote specified the Miami-Dade HVHZ rating required for Broward County, the laminated glass construction, and the pan flashing detail at every rough opening. We don’t do “call for a quote” because the product spec matters. The crew photo-documented each opening before touch, the moisture damage found at two headers, the sistered framing, and the final installation with proper shimming and sealant. The customer has the HVHZ label photos, the permit closure, and the 365-Day Done Right Promise in writing. In Fort Lauderdale, windows are a structural component, not a cosmetic one.
