- Wall panel seams opening at corners or window headers. This usually traces to Ameristar’s foam-core panel adhesive breaking down under Fort Lauderdale’s UV-plus-humidity cycle. The panel skin separates from the OSB substrate, and the structural connection weakens even if the wall looks straight.
- HVAC short-cycling in an ADU while the main house runs normally. Ameristar’s smaller ADU packages sometimes ship with manual J calculations based on inland climates. The unit hits setpoint too fast, doesn’t dehumidify, and the compressor wears prematurely. We’ve replaced three in Victoria Park alone where the original spec ignored latent load.
- Water staining at the addition-to-existing roof intersection. Ameristar’s step flashing detail works when installed with a minimum 6-inch overlap, but Fort Lauderdale’s driving rain and the occasional tropical storm test that margin. The failure point is almost always the third course up from the valley, where debris collects and backs water under the flange.
- Subpanel breakers tripping under moderate load. Early Ameristar ADU electrical packages spec’d 60-amp feeder panels for 400-square-foot units, which doesn’t leave headroom for tankless water heaters or mini-split heat pumps that owners add later. The wire gauge is correct for the original spec but undersized for actual use.
- Squeaking or visible deflection in pre-fab floor cassettes. Ameristar’s cassette system uses I-joist chords with OSB webs. In Fort Lauderdale’s crawl spaces and slab-on-grade applications where moisture wicks, the web adhesive softens and the chord-to-web bond slips. The floor feels bouncy before it looks wrong.

Wall panel replacement involves temporary structural support, which in Fort Lauderdale means engineered bracing rated for wind loads during the open-wall period. Electrical feeder work requires a Broward County permit and inspection, and the utility coordination for a live service disconnect isn’t owner-operable. Panel replacement runs 3-5 working days with drying time for adhesives and sealants. Electrical upgrades are 1-2 days of crew time plus utility scheduling. Roof intersection work is weather-dependent but typically 2-3 days.
