Signs Your IKO Home Additions & ADU Is Failing

• Granule loss exposing the fiberglass mat. IKO’s asphalt saturates heavily at the factory, but Fort Lauderdale’s UV index averages 6.7 annually. Once granules shed, the mat cracks within 18-24 months. We see this first on south-facing addition slopes where the original roof overhang was cut back for headroom.

• Sagging between trusses on the ADU roof. The OSB deck was likely 7/16″ on 24″ centers, adequate for static load but not for the weight of a second layer. IKO allows one overlay, but in Fort Lauderdale’s humidity the trapped moisture accelerates deck rot. We open it and check.
