Tamko Windows & Doors: The Fort Lauderdale Owner’s Guide

We stock and install Tamko-compatible replacement windows and doors across Fort Lauderdale, with most units sourced and fitted within one to two business days. A typical Tamko window replacement in this market runs $450-$1,200 per opening installed, depending on series and whether the frame needs reframing. Most Fort Lauderdale owners discover a problem when they feel salt-air drafts around the sash, spot condensation between glass layers after a summer storm, or the crank mechanism on a casement window strips out entirely after years of UV exposure.

Which Tamko Models This Applies To

Tamko’s window and door lines have shifted over the past two decades, and the part you need depends on the vintage. The Tamko Window Series 5000 and 7000 vinyl windows, common in Florida builds from 2005-2015, used proprietary tilt-latch and balance systems that differ from the Tamko Heritage Series that replaced them. Check the spacer bar between glass panes for an etched Tamko logo and series number, or the top of the vinyl frame for a stamped date code. The Tamko entry door systems, including the Classic-Craft and Fiber-Classic lines, use multipoint locking hardware with a 45mm backset that is not interchangeable with standard 35mm residential latches.

We source OEM Tamko hardware where it is still manufactured, and where Tamko has discontinued a part, we specify quality aftermarket equivalents from Truth Hardware or Amesbury that match the original operating forces. One compatibility gotcha in Fort Lauderdale: the Series 5000 used a 5/8-inch pivot bar that aftermarket suppliers sometimes label as 1/2-inch, and the difference will strip the balance shoe in three months of daily use. We measure twice, write it down, then say it once - the spec sheet travels with the part to your door.

Signs Your Tamko Windows & Doors Is Failing

Signs Your Tamko Windows & Doors Is Failing
  • Sash won’t stay open or slams shut. The coil balance system has lost tension or the pivot bar has cracked. In Fort Lauderdale’s humidity, the galvanized coating on older balances corrodes faster than inland climates, and we’ve replaced dozens in Victoria Park homes where the salt air accelerates the fatigue.
  • Condensation or fog between glass panes. The insulated glass unit (IGU) seal has failed, allowing moist Gulf Stream air inside. Once the desiccant saturates, the glass is done - it cannot be resealed, only replaced as a sealed unit.
  • Crank handle spins without moving the sash. The operator gears have stripped, usually from overtightening or corrosion in the worm drive. The operator arm may also have detached from the sash bracket.
  • Draft around the frame or visible daylight through weatherstripping. The pile weatherstrip has compressed or the bulb gasket has hardened from UV exposure. Tamko’s earlier vinyl formulations were particularly susceptible to Florida sun; we’ve seen gaskets turn brittle in seven years versus the twelve-year expectancy in cooler zones.
  • Multipoint lock won’t engage or door is hard to latch. The locking points are out of alignment, often from frame settling or hardware wear. Forcing the handle will strip the gearbox, turning a $180 adjustment into a $400-plus hardware replacement.

Replacement Cost & What’s Included

For Fort Lauderdale Tamko window and door work, we quote flat installed prices with no change orders unless you change the scope. A single IGU replacement in an existing vinyl sash runs $280-$550. A full sash pack replacement (glass, frame, and hardware) runs $450-$850 per opening. Entry door multipoint hardware replacement is $320-$680 depending on the number of locking points and whether the mortise needs re-machining. Operator and balance replacement on casement or double-hung units runs $180-$340.

Every quote lists the part by manufacturer, the labor line item, and the disposal fee. Under Clause 1 of The Haven Standard, that written price is fixed before work starts. Our 365-Day Done Right Promise covers the installation and the part; if the balance tension is wrong or the IGU fogs, we make it right. The documented photo record from our visit shows you the failure and the finished work, included as standard.

An owner can safely inspect the symptom: open the sash, look for cracked pivot bars or detached operator arms, and check the date code to gauge age. What you cannot safely do is remove a failed IGU - the glass is heavy, the old unit is under vacuum stress, and a dropped pane in a second-story Fort Lauderdale opening is a serious injury risk. Balance replacement also requires a winding tool and knowledge of the proper tension for the sash weight; an over-tensioned balance can release suddenly and damage the frame or your hand.

We carry Tamko-compatible balances, operators, and weatherstrip profiles on our trucks for Fort Lauderdale calls, and we measure the opening on-site rather than trusting a phone description. Call (754) 254-7676 to schedule your free estimate - we’ll bring the parts catalog and the written price.
