Toto Home Additions & ADU: The Fort Lauderdale Owner’s Guide

Toto bathroom fixtures are specified in most Fort Lauderdale home additions and ADU projects we quote, with installed costs for Toto-equipped additions running $45,000-$130,000 and ADU construction at $90,000-$220,000 depending on fixture count and plumbing complexity. We stock Toto carrier systems, flush valves, and trim kits on our Fort Lauderdale trucks, and most Toto part replacements in existing additions or ADUs are completed same-day. Owners usually discover a problem when a wall-hung Toto in their addition starts running continuously, the Washlet loses pressure, or the carrier frame behind the tile develops a leak they can’t reach.

Which Toto Models This Applies To

Toto’s commercial-grade and residential lines show up differently in Fort Lauderdale additions versus ADUs. We most often service the Drake II, Ultramax II, and Aquia IV two-piece and skirted toilets in ground-level additions, while Neorest integrated units and Wall-Hung CW992 or CT418 carriers appear in ADU bathrooms where space is tight and cleanability matters. The Washlet S500e, S550e, and C5 bidet seats are frequently paired with both.

To identify your exact part, check the stamped model number inside the tank lid or on the carrier frame behind the actuator plate, not the bowl shape. Toto uses a THU prefix for replacement parts, and the flush valve height varies by series: the Drake II takes a 2-inch flapper (THU331S), while the Aquia IV dual-flush uses a tower-style valve (THU338) that is not interchangeable. We carry both OEM Toto and quality aftermarket equivalents from Korky and Fluidmaster, though we specify OEM for Neorest and Washlet electrical components where firmware compatibility matters. One Fort Lauderdale gotcha: the Aquia IV’s skirted trapway requires a universal rough-in of 10-12 inches adjustable, but some Victoria Park additions built in the 1960s have 14-inch roughs that need an offset flange, not a standard part swap.

Signs Your Toto Home Additions & ADU Is Failing

Signs Your Toto Home Additions & ADU Is Failing
  • Continuous running or phantom flushing. The fill valve (THU500) or flapper seal is degrading, often accelerated by Fort Lauderdale’s chlorinated municipal water. The rubber hardens in 3-5 years here, faster than the 7-10 year lifespan Toto quotes for northern climates.
  • Weak or incomplete flush despite full tank. The 2-inch flush valve seat is scored by mineral buildup, or the siphon jet is partially blocked. In coastal Fort Lauderdale, we see this more often on second-story ADU bathrooms where water pressure drops during peak morning demand.
  • Washlet spray pressure drops or temperature fluctuates. The inline strainer is clogged with sediment, or the ceramic heater element is scaling. Toto’s EWATER+ misters can also calcify if the homeowner skips the recommended vinegar cycle.
  • Wall-hung bowl shifts or rocks. The carrier frame bolts are loosening, or the plywood subfloor behind the tile is moisture-compromised. This is not a part failure; it’s an installation integrity issue that needs the wall opened.
  • Leak at the base or from the actuator plate. On carrier systems, the wax-free rubber seal (THU443) between bowl and carrier can dry-shrink in Fort Lauderdale’s dry season, or the pneumatic hose to the plate has kinked behind the tile.

Replacement Cost & What’s Included

Service Price Range (Fort Lauderdale)
Toto flush valve replacement (parts + labor) $280-$520
Fill valve and flapper swap $180-$340
Washlet seat repair / replacement $450-$1,200
Carrier frame leak repair (wall access required) $800-$2,400
Full Toto toilet replacement in addition/ADU $1,400-$3,200

The range depends on three factors: whether we can access the part without removing the fixture, whether the shutoff valve and supply line need replacement (common in pre-1990 Fort Lauderdale additions), and whether tile repair is needed after wall-hung carrier work. Every Toto repair quote lists the part number, OEM or aftermarket specification, labor hours, and any contingency for access complications. Under Clause 1 of The Haven Standard, that written price is fixed; if we encounter rot in the subfloor behind a wall-hung unit, we document it with photos, present a signed change order, and only then proceed. Our 365-Day Done Right Promise covers both part and labor. Grant Rowan insists on this: measure twice, write it down, then say it once.

What you can safely check: verify the water supply is fully open, clean the Washlet strainer screen per Toto’s manual, and confirm the actuator plate isn’t physically binding. These take five minutes and require no tools beyond a screwdriver.

Where DIY goes wrong: the wall-hung carrier frame holds 300-plus pounds of fixture and occupant load, and the pneumatic flush mechanism operates at line pressure. A misaligned carrier bolt or overtightened flange can crack the fire-rated substrate behind tile, turning a $300 valve swap into a $2,000 wall rebuild. We do not recommend homeowners open walls to access carrier frames. The documented photo record we provide shows exactly what we found and what we sealed before closing the wall.
